What Central Coast Council charges to confirm a damp subfloor is on flood-prone land

Central Coast Council's 2026-27 Fees and Charges list a certificate under section 10.7(2) at A$73, and its flood pages say any property identified as flood prone has a message placed on that certificate. A Flood Information Certificate for a development application costs A$424.55 within 15 business days. What the Council says

Central Coast Council says its online mapping tool allows residents and business owners to determine if their property is subject to a 1 in 100 chance flood event, and that you can alternatively contact Council to confirm if a property is within a potential floodplain.

It also says any property identified as being flood prone has a message placed on the property's Section 10.7 Planning Certificate. That is why the certificate is the document to look at first.

What it costs

The 2026-27 Fees and Charges list the certificate under section 10.7(2) of the Environmental Planning and Assessment Act 1979 at A$73.00 per certificate, with no GST.

A Flood Information Certificate, which the Council says provides flood information for a land parcel suitable for a development application or complying development certificate, costs A$424.55 for the standard 15-day service and A$608.15 for the urgent 3-day service.

Why a subfloor owner cares

Where the ground or subfloor space is excessively damp or subject to frequent flooding, the National Construction Code requires, for new work, 50% more subfloor ventilation, or a ground membrane, or durable subfloor framing. Knowing whether the lot is flood prone is the first step in choosing among the three.

What to ask the provider

Ask which of the Code's three options the quote assumes, and whether the quote relies on a flood certificate you would have to buy. A certificate that is only needed for a development application is not a cost every job carries.
