Subfloor Ventilation on the Central Coast

A subfloor ventilation job can be licensed at both ends. Installing, adding to or altering a fixed fixture or apparatus designed for air ventilation in a home is residential building work under the Home Building Act 1989, and over A$5,000 in labour and materials, including GST, the contractor needs a NSW contractor licence. Any electrical wiring, to a fan, its controller or a power point, needs a licensed electrician at any value, and the fine for unlicensed electrical work is A$22,000 for an individual or A$110,000 for a company.

What subfloor ventilation on the Central Coast actually involves

Check the contractor on the NSW Government's online licence check before signing. The licence is needed above A$5,000 for the building work, and for all specialist work, electrical wiring included, whatever it costs. Do not pay any money without a written contract: the builder or tradesperson must give you one for a job over A$5,000, a more extensive large job contract applies over A$20,000, and a deposit must not exceed 10% of the contract price.

After the electrical work

The electrician who tests the work must lodge a Certificate of Compliance for Electrical Work no later than 7 days after the test. Give the electrician your email address so a copy is sent to you once it is lodged.

What the job does not need

A passive vent replacement or a cleaning job under A$5,000, with no wiring involved, needs no licence at all: the Act excludes non-specialist work below the amount the regulation sets. Whether a particular job crosses that line is the first thing a written quote should answer. For a job over A$20,000 the builder must also have home building compensation cover, and the contract must carry a cooling-off period of five clear business days.

Which licence category covers fixed ventilation work above A$5,000 is not settled by any government page read for this site, and neither is whether installing the fan unit itself counts as separate mechanical services work, which would apply at any value. Ask the provider, and ask Building Commission NSW in writing if the answer matters to you.
