How much does subfloor ventilation cost on the Central Coast?

We do not answer that with a figure, because no government source sets one. Over A$5,000 the contractor needs a NSW contractor licence and must give you a written contract, and a deposit must not exceed 10% of the contract price. Does my subfloor ventilation job need a licence?

Installing, altering or repairing a fixed ventilation fixture is residential building work, and over A$5,000 in labour and materials the contractor needs a NSW contractor licence. Any electrical wiring needs a licensed electrician at any value. A passive vent or cleaning job under A$5,000 with no wiring needs no licence at all. Whether installing the fan unit itself counts as separately licensed mechanical services work is not settled by anything read for this site.

What decides who may do the work, and what the Code asks for

Process

Do I need an electrician for a solar-powered or low-voltage fan?

We cannot answer that. The Act leaves equipment at not more than 50 volts alternating current or 120 volts ripple-free direct current out of the definition of an electrical installation, but the wiring on the mains side of a transformer or controller is a separate question that was not settled. Ask the provider before assuming a low-voltage fan needs no licensed electrician.

What does the Certificate of Compliance for Electrical Work cover, and when do I get it?

It is the electrician's proof that the work was tested. It must be lodged no later than 7 days after the test. Give the electrician your email address so a copy is sent to you once it is lodged, and keep it: it can assist a warranty claim on the installed equipment.

Timing

How quickly can someone get to me?

We cannot promise a time. It depends on the provider's bookings. Form and phone enquiries are passed to a local provider, who contacts you directly.

My house floods under the floor, or has a high water table. Does that change what is required?

Yes, for new building work. Where the ground or subfloor space is excessively damp or subject to frequent flooding, the National Construction Code requires, on top of the ordinary rules, 50% more ventilation, or a ground membrane, or durable subfloor framing. Check whether your property is flood prone on Central Coast Council's mapping tool, or ask Council.

Permits and approvals

Do I need council approval to cut a new subfloor vent?

The state's exemption for minor external alterations does not cover making or enlarging an opening in a wall, and does not apply on a heritage item or in a heritage conservation area. A separate clause exempts a skylight, roof window or ventilator at least 900 mm from every lot boundary. Whether a wall vent counts as a ventilator under that clause is not settled by anything read for this site, so check with your council.

Do you do the work yourselves?

No. This site is run by a marketing company, which passes each enquiry to an independent licensed local provider. The provider inspects the subfloor, quotes and does any work itself; we hold no licence and have no crews or plant.
