Subfloor Ventilation in Woy Woy

Subfloor Ventilation around Woy Woy
The study, Council's Woy Woy Peninsula Floodplain Risk Management Study, describes the local hydrogeology as controlled by a beach ridge system within an unconfined shallow aquifer. It says the soils on the peninsula are coarse sands, that during very wet periods the groundwater table can rise such that flooding remains for several weeks, and that raised groundwater tables can increase the magnitude of both mainstream and overland flow flooding. It does not name a street or a suburb as damp, so this page says the peninsula, not your address.
Where a subfloor is excessively damp or subject to frequent flooding, the National Construction Code requires, for new work, 50% more subfloor ventilation, a ground membrane or durable subfloor framing. Council's online mapping tool shows whether a property is subject to a 1 in 100 chance flood event, and a flood-prone property carries a message on its Section 10.7 Planning Certificate.

Permits and Central Coast Council rules
Whether cutting a new subfloor vent here needs approval is for the council to confirm: the state's exemption for minor external alterations does not cover making or enlarging an opening in a wall, and a separate clause exempts a ventilator at least 900 mm from every lot boundary, though whether a wall vent counts as a ventilator is not settled by anything read for this site.
